• What types of real estate may Jamestown Invest 1, LLC be investing in?
    • Possible asset classes could include mixed or single-use properties incorporating office, retail, multifamily, for-sale residential, parking, unimproved land, warehouse/flex, or hotels in the Atlanta, Raleigh, Charleston, and other major MSAs across the United States.
    • There is no assurance that Jamestown Invest will be able to achieve its investment objectives.

  • Who chooses which investments you make?
    • Jamestown Invest 1, LLC is externally managed by Jamestown Invest Manager, L.P., or the “Manager,” which is a wholly-owned subsidiary of Jamestown.

    • Major investment decisions of the Fund will be made by our Manager’s Investment Committee, composed of executives from Jamestown who average over 20 years of industry experience.

  • What is the minimum investment?
    • For an individual investor, the minimum investment for the initial purchase and any additional purchase in Jamestown Invest 1, LLC is $2,500.
    • For an entity investor, the minimum investment for the initial purchase in Jamestown Invest 1, LLC is $50,000.

  • What are the fees paid by the investor?
    •  Ongoing fees payable by Jamestown Invest 1, LLC to the Manager include, but are not limited to:
      • A quarterly Fund Administration fee equal to 0.6% per annum of Jamestown Invest 1, LLC's most recent NAV
      • A quarterly Asset Management fee equal to 1.25% per annum of Jamestown Invest 1, LLC's most recent NAV.
      • Asset Disposition fee: 1% of Fund’s share of contract sales price
      • Participation Allocation (Incentive Fee): 20% of total shareholder profit before reduction for Participation Allocation, paid at Fund liquidation (as applicable)

    Before the end of the first complete fiscal quarter after Jamestown Invest 1, LLC breaks escrow, the foregoing fees will be based on net offering proceeds.  For a full description of these and other fees please see the detailed description of all fees beginning on page 4 and 49 of the Offering Circular.
